Architectural Design

Architectural design is a concept which focuses on the components and elements of any given structure or system, unifying them into a functional and coherent whole, while paying attention to required constraints and limitations.

At Amico Design, we offer a bespoke service which often starts off as a sketch or favourable photograph and transforms into 2D drawings and 3D visualisation, to help ensure the final product exceeds your expectations. Initially, we will carry out a desktop study to understand how we can best fulfil your design brief. This will include searches on nearby planning applications, looking at satellite and street view images of the site, and research of local planning authority policies. We can then meet to discuss your requirements and once we know exactly what you’re looking to achieve we will provide a written quotation of our design fees.

We will generally provide three design options for you to consider, which will include floor plans and may include 3D images so that you can visualise your project before it’s even been started. Our in-house team can also offer photo-realistic images and walkthrough videos, which we find is the best way to know exactly what you’re getting.

Once we are all happy with the design proposal, the next stage is to identify the type of planning application best suited for your project and prepare all relevant documentation needed to submit to the local planning authority. This usually consists of design and access statements, existing drawings, proposed drawings and relevant planning application forms.

Planning approval can take 10-12 weeks depending on the type of project and the local planning authority.

Whilst the application is being determined, together we will start to prepare a package of information which will need to be submitted to building control for approval. The advantage of preparing this package during the determination period is that when planning approval is granted we are usually ready to start the build. Building control approval usually takes around two weeks but this can vary depending on the size and scale of the project.

The process of gaining building control approval also assists in preparing a package of tender information to send out to contractors. A tender package is a set of drawings where materials, dimensions and specifications are detailed so that an accurate build cost can be provided. This is also the stage of the project where the design details are fine-tuned and we can incorporate the services of external consultants, such as structural engineers, mechanical & electrical consultants and party wall surveyors, if necessary. Often sending out a tender package to more than one contractor allows us to help you review and determine which contractor is best suited for your build.
